These terms cover the public marketing site and the gated APN demo. Paid engagements run under a separate written services agreement that supersedes anything here.

By using lydia-solutions.com or any subdomain (the "Site"), or by requesting and using the gated demo, you agree to these Terms of Use. If you do not agree, do not use the Site.
The APN research pipeline available at /demo is provided as a demonstration of our production system. Demo output is for evaluation only and is provided as-is, with no warranty of accuracy or fitness for any purpose. Do not rely on demo dossiers for due diligence, lending, title work, design decisions, regulatory filings, or any other decision with real-world consequence. Production deliverables under a paid engagement carry separate quality terms set out in the services agreement.
Source data is aggregated from public records (county assessor portals, FEMA, USGS, NRCS, and similar). Public records contain errors. Scraping introduces additional errors. The dossier is a starting point, not a survey.
You may use the Site only for lawful purposes. You agree not to:
We may revoke demo access, block your IP, or pursue other remedies if we believe in good faith that you have violated these terms.
All content on the marketing pages — text, layout, code, the Lydia name, logo, and visual identity — is owned by Lydia Solutions LLC and protected by copyright and trademark law. We grant you a limited, revocable, non-exclusive license to view the Site in a web browser for personal or internal business evaluation. All other rights are reserved.
You retain ownership of any APN or county string you submit through the demo. By submitting it, you grant Lydia a worldwide, royalty-free license to process that input for the limited purpose of running the lookup you requested and caching the result for service operation.
The Site may link to third-party websites (e.g., Cloudflare, Resend, county records portals). We are not responsible for the content, accuracy, or privacy practices of any third party.
Nothing on the Site or in the demo output constitutes legal, engineering, surveying, financial, or other professional advice. Lydia Solutions LLC is a software and CAD-services firm. The Site does not constitute the practice of land surveying or engineering. Any surveying deliverables produced under paid engagements are governed by a separate written services agreement.
THE SITE AND THE DEMO ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE MAXIMUM EXTENT PERMITTED BY LAW, LYDIA SOLUTIONS LLC DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ANY WARRANTY THAT THE SITE OR DEMO WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO EVENT WILL LYDIA SOLUTIONS LLC OR ITS PRINCIPALS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE OR THE DEMO. OUR TOTAL CUMULATIVE LIABILITY FOR ALL CLAIMS RELATED TO THE SITE OR THE FREE DEMO WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100). PAID-ENGAGEMENT LIABILITY IS GOVERNED BY THE SEPARATE SERVICES AGREEMENT.
You agree to indemnify and hold harmless Lydia Solutions LLC and its principals from any claim, damage, loss, or expense (including reasonable attorneys' fees) arising out of your breach of these Terms, your misuse of the Site, or your reliance on demo output in violation of Section 2.
We may suspend or terminate your access to the Site or the demo at any time, for any reason, with or without notice. Sections 4, 7, 8, 9, 11, and 12 survive termination.
These Terms are governed by the laws of the State of Nevada, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to the Site or the demo will be brought exclusively in the state or federal courts located in Washoe County, Nevada, and you consent to personal jurisdiction there.
We may update these Terms from time to time. Material changes will be flagged on the demo page for at least 30 days. Your continued use of the Site after a change becomes effective constitutes acceptance of the new Terms.
If any provision of these Terms is held to be unenforceable, the remaining provisions will remain in full force and effect. These Terms, together with the Privacy Policy, are the entire agreement between you and Lydia Solutions LLC regarding the Site and the free demo. For any paid engagement, the executed services agreement controls.
